Type II vinyl through a showroom reception, stair lobby and front offices

This showroom in Highfield, an industrial park just south of the core in SE Calgary, was in the middle of a full fit-out: new millwork, new flooring, new ceilings, trades still on site. The design called for two Type II vinyl wallcoverings in place of paint. Versa Beacon Hill in Intergalactic, a charcoal small-scale herringbone with a horizontal painterly effect, runs through the entry vestibule, the reception and the stair lobby, the walls every customer and delivery driver walks past. Colour & Design Lario in Bridal Path, a distressed texture with a bronze metallic finish, warms the street-facing front office and the back office behind the reception desk.

Project challenge

A commercial fit-out is the hardest room a wallcovering will ever be installed in. Other trades need the same walls, ceilings go in after the wallcovering, and the schedule moves. These walls are also the ones that take the abuse: a stair lobby, a vestibule off the parking lot, a showroom reception where customers and deliveries land. The finish had to be Type II commercial grade and cleanable, the seams had to disappear on a textured, random-match product under downlights, and the outside corners on the stair had to survive years of traffic.

Installed solution

Walls were checked and primed for heavy vinyl, then panels were sequenced so the woven texture reads one way through the vestibule, reception and stair. Every seam was double-cut for a tight join, outside corners were wrapped rather than seamed, and cuts at the door frames, fire equipment and outlets were trimmed clean. Beacon Hill is a reverse-hang, random-match pattern, so alternate drops were reversed to keep the painterly horizontal effect even across the walls. The Lario bronze in the offices was installed the same way, with the layout planned around the window wall and the millwork that followed. Both are 20 oz Type II vinyl on Osnaburg backing: the walls read like textile and wipe down like a corridor.

Surface review

Reverse-hung random-match drops through connected spaces, double-cut seams, wrapped outside corners on the stair, and clean trims at frames, fire equipment and plates.

Result

A showroom reception, stair lobby and offices finished in 20 oz Type II vinyl that is scrubbable and impact-resistant, ready before the rest of the fit-out closed in around it.

Planning Note

Wallcovering inside a commercial fit-out

Type II vinyl is specified for showrooms, offices, hotels and healthcare because it takes scuffs and cleans easily. Getting it right on a live construction site comes down to sequencing.

Sequence with the trades

Wallcovering goes in after drywall and prime, before millwork, base and ceiling grid close in. Book the install into the schedule, not around it.

Plan the seams

Textured Type II vinyl shows every seam under downlights. Random-match patterns like Beacon Hill are reverse-hung drop by drop, sequenced by light direction, and corners are wrapped, not joined.

Protect the finish

Walls finished early in a fit-out get hit by carts, ladders and deliveries. Corner guards and floor protection keep the finish intact until handover.
