Frosted privacy film for a new-build in Charleswood

This new-build home in Charleswood, NW Calgary needed privacy on the bedroom windows without giving up daylight and without blinds on every opening. The owners wanted the finished etched-glass look — light in, the view out blocked — on windows that face neighbouring homes at close range.

Project challenge

New-build glass almost never arrives clean. By the time trades are finished, the panes carry stucco spray, drywall dust, mortar splatter, and adhesive from protective film. Frosted privacy film shows every speck underneath it, so the film is only as good as the prep — anything left on the glass telegraphs straight through the finished surface.

Installed solution

Each pane was scraped and cleaned back to bare glass, then wet-mounted with frosted privacy film, edged to the frame line, and squeegeed clear. The result reads as evenly etched glass from inside and out, giving the bedrooms full daylight with the view to the neighbours blocked — no blinds needed.

What new-build glass really starts with

The finished windows from inside the bedrooms, and the condition the glass arrived in before any film could go on.

The starting condition: construction residue and haze that all had to be scraped and cleaned off before a single sheet of film went on.

Glass review

New-build sealed units often ship with a factory protective coating plus site debris. We confirm the glass is clean and undamaged before film, because frosted film magnifies anything left underneath.

Installation focus

The focus was full scrape-and-clean prep on every pane, then even film density across the bedroom windows so each opening reads identically from the street.

Result

Consistent etched-glass privacy on the bedroom windows, full daylight retained, and no blinds or curtains needed on the openings that face neighbouring homes.

Planning Note

What to check before frosted film on a new build

Frosted privacy film on a new build is as much about prep as product. A few checks keep the finish clean.

Plan the prep

Budget time to scrape and clean construction residue off every pane. Frosted film shows whatever is left on the glass, so prep is not optional.

Confirm the glass

Check for factory coatings, scratches, or seal damage before film. It is far easier to flag a bad pane before the film goes on than after.

Match the openings

Keep film density consistent across a room so every window reads the same etched-glass tone from inside and from the street.
