Privacy film for a newly built home in Mahogany

In this brand-new Mahogany, SE Calgary home, privacy was the priority from day one. Bathroom and ensuite windows sat in clear sightlines of neighbouring homes, and a high transom brought light into the house but exposed it after dark. The owners wanted the finished etched-glass look — daylight in, the view blocked in both directions — without putting blinds on wet-area windows in a house they had just finished building.

Project challenge

Frosted film is honest about privacy: unlike reflective one-way films, it obscures in both directions around the clock, which is exactly what bathroom glass needs. But frost also shows every speck underneath it, and new-build glass never arrives clean — construction dust, adhesive residue, and window-sticker glue all telegraph straight through a frosted surface if they are left behind.

Installed solution

Silver Tech frosted privacy film went onto the bathroom casement, the ensuite window, and the high transom. Every pane was scraped and cleaned back to bare glass before the film went on, then the film was cut to each opening and finished with the small, even edge reveal the inspection standard calls for. The silver-toned frost reads like factory etched glass against the white frames.

Glass review

New-build sealed units in clean condition, documented before filming. Frost-grade film has no meaningful thermal load, so film-to-glass compatibility is straightforward on new residential glass.
